£850k Windsor pub with rooms sold to indie pub group

The Windsor Trooper, a traditional pub and hotel situated in the heart of the historic town of Windsor, Berkshire, has been sold through Christie & Co, off a freehold asking price of £850k to Burlison Inns Ltd.

This venue features a spacious open bar area, which can comfortably seat up to twenty covers, ideally suited for hosting live music and events. There's a restaurant area with space for 26 covers, plus two outside trade areas, the largest of which sits to the rear and caters for a further 18 covers. In addition, there are nine well-presented ensuite bedrooms with separate access from the pub entrance and a gated private parking area for up to six vehicles.

The business sits in the centre of the affluent and popular town, prominently placed to capture the high volume of local, leisure and business visitors drawn to Windsor, and is close to local attractions Windsor Castle, Legoland, Windsor Great Park, Savill Gardens and Guards Polo Club.

Independent pub group, Burlison Inns, which has its own brewery, is excited to have made this new acquisition and move into the thriving Windsor hospitality market. This will be the firm's 12th pub.

Tom Orchard, Business Agent at Christie & Co’s Reading office, commented, “The Windsor Trooper came to the market with a well thought out marketing strategy that attracted a huge amount of interest from a multitude of buyers. The fantastic Windsor location combined with the letting accommodation enabled us to approach buyers from different sectors of the hospitality market.

“We received a high number of offers, with two going over the guide price. The accepted offer came from a cash buyer with vast experience of the pub industry. The sale completed within six weeks of receiving the final offer. This sale illustrates that a well invested, quality pub with rooms can attract strong interest and offers and this is a sector which continues to boom with high value and vast opportunities.”
