The two-site Dylan’s restaurant brand is to open a third eatery on the seafront in Llandudno.
The Grade II-listed former Washington hotel site closed down in 2012. It was built in 1925 and will be restored sympathetically.
The £1.5m refurbishment programme will start before the end of the year, with a view to opening late spring 2017.
Dining space is to be created over two floors - 120 covers on the ground floor, and 100 covers for the first floor. There will also be a cocktail bar, and an outdoor terrace for 70 covers.
The new site will create up to 40 new jobs, bringing the total number of staff across Dylan’s three restaurant sites and its Llangefni-based prep kitchen and head office to 180.
