Viva Mexico, in Edinburgh's historic Old Town, is on the market through Christie & Co at offers around £1.25m, which includes the ground floor and part of the lower ground floor.

Part of the lower ground floor is held on a leasehold basis with a passing rental of £11k and 8 years remaining on a lease with Edinburgh City Council.

This family-run Mexican restaurant is ideally situated on Cockburn Street, a few minutes’ walk from Waverley train station, attracting both tourists and locals-alike who love traditional Mexican cuisine.

The owners, Julio and Judith Gonzalez, have decided to retire after 35 years of running the restaurant.

Stuart Drysdale, Director at Christie & Co’s Edinburgh Office, who is handling the sale, said, 'Viva Mexico presents a rare opportunity to secure property on Cockburn Street, a very short distance from the Royal Mile in Central Edinburgh. The existing theme could of course be retained however, there is scope to change the style and theme of the restaurant.'

The Old Town is extremely popular with visitors to the capital, with many people walking up and down Cockburn Street to visit the Royal Mile, Edinburgh Castle and other attractions, giving it great visibility.

The Edinburgh Festival, which recently achieved over three million visitors, is held in the month of August every year and leads to a spike in visitor spend in the city.
