Eton high street cafe seeks new leaseholder

Zero 3, a cafe in Eton, Berkshire, has been brought to the market through Christie & Co, and comes with an asking price of £130k for the leasehold interest, and an annual rent of £29k.

The cafe offers a light and airy trading area, which provides seating for 30 covers, and seating to the front of the venue for 10 covers. Ideally positioned on the bustling High Street, Zero 3 is situated a short walk from Eton College, Windsor town centre and the world famous Windsor Castle, enjoying high levels of footfall, repeat custom and strong lunchtime trade.

Additionally, there is a one-bed apartment situated on the second floor, which is currently let on a tenancy agreement, providing an additional income stream. A large store room on the first floor could be converted into an office or additional residential accommodation, presenting the opportunity to further increase revenue.

Current owners David and Helen Sage commented, “We have greatly enjoyed our time at the property, the business has been fantastic but we look forward to passing on this thriving business to a new operator.”

Tim Widdows, Business Agent at Christie & Co’s Reading office who is handling the sale, said, “Zero 3 provides a fabulous opportunity to acquire a successful business in a highly desirable location with significant potential to grow. Eton is a wonderful historic town which attracts a huge number of visitors and as a result, we are expecting strong interest from a wide range of buyers.

“Zero 3 is ideally suited for either a hands-on owner operator looking to capitalise on the already strong trade or alternatively, a multiple operator looking to add a successful café to their portfolio.”
