Developer secures £15.7 million funding for Motto by Hilton Hotel in Manchester


Ancoats Manchester has obtained a £15.7 million loan from OakNorth Bank to develop a 154-room Motto by Hilton micro-hotel in the city.

Planning permission for the 20-storey hotel was granted in 2023, with construction set to begin later this year and completion anticipated in 2026.

The hotel will be among the first UK locations for the Motto by Hilton brand, which debuted in Glasgow in 2024.

Motto by Hilton is a lifestyle micro-hotel brand offering compact yet flexible rooms. Guests can book connecting rooms configured as doubles, with bunk beds, or as a living space by day featuring a fold-down bed.

The Manchester hotel will also include a bar, café, and co-working space.

Launched in October 2018, Motto by Hilton has locations in the Netherlands, Mexico, and the United States.

Future Motto by Hilton locations are planned for Hong Kong, Qingdao in China, Nashville, and Guadalajara.

Hilton’s chief executive has indicated that the group may introduce three additional hotel brands in the coming years as part of its ongoing effort to expand its lifestyle portfolio. Last year, Hilton acquired Graduate Hotels and a controlling interest in the Sydell Group.

The Manchester project is being led by Adi Hodzic of Dean Street Developments, in partnership with Jeff Britnell of Assured CMS.
