£4.95m Perthshire hotels comes to market

Christie & Co have brought to market Ballathie House Hotel, situated just south of Kinclaven and surrounded by the picturesque countryside of Perthshire, Scotland, with an asking price of offers over £4.95m.

Less than half an hour’s drive from both Glasgow and Edinburgh, the castle-style estate is the perfect getaway in the heart of Scotland and prides itself on being “in the middle of nowhere in the middle of everywhere”.

The area is extremely popular with lovers of the outdoors, with activities including walking, fishing and golf all readily available. The hotel draws in guests looking for a short break away from fast paced city life, as well as national and international visitors looking for that special break away surrounded by classic Scottish scenery.

Built in 1880, the large estate spreads over 235 acres and consists of 53 bedrooms in total. Guests are greeted at the end of a sweeping, treelined entrance driveway by turret roof features reminiscent of a classic Scottish castle. The grounds include mature woodland, numerous fields, gardens and access to private fishing rights over 1.5 miles of the River Tay, which is particularly popular among guests during the salmon fishing season.

The main house overlooks the gardens and majestic River Tay and features a grand reception hallway, traditionally themed bar and lounge with an extensive whisky collection and 25 en-suite rooms, all finished to a Four-Star standard.

The restaurant boasts 2 AA Rosettes and visitors to the hotel can enjoy seasonal menus including local produce, all prepared by the established head chef and his team. A meeting room off the reception can be used as a private dining room for up to 20 guests.

Within the Riverside House, 100 yards from the main house, there are 28 contained rooms which also enjoy views across the river. Adjacent to this, 12 Sportsman’s Lodges graded as Three-Star have been erected, which are perfect for outdoor enthusiasts.

The current owners have owned the larger Estate since 1998 and the hotel since 2005. The sale of Ballathie House presents a unique opportunity to acquire one of Perthshire’s premier country house hotels.

There is significant potential for a new owner to increase the estate’s income through the development of additional luxury accommodation or spa facilities within the vast grounds (subject to planning consent). The hotel is a popular wedding venue which would assist growth in this area of the business.

Stuart Drysdale, Director at Christie & Co is handling the sale and comments, “Ballathie House Hotel is a superb example of a Scottish castle-style Country House, set in classic Perthshire countryside on an elevated position over-looking the River Tay. Family owned and operated for many years, the hotel benefits from the wider Perthshire catchment area, while also proving attractive to home grown and international visitors looking for a classic Scottish break.”
