£525k Llandudno seafront B&B seeks new owner


The 4-star Promenâd guest house in Llandudno has been placed on the open market by present owners Iain and Martine Sands through Fleurets, with a long leasehold guide price of £525k.

With a seafront promenade location, the B&B features 11 en-suite guest bedrooms, as well as private accommodation with two bedrooms. It also offers a dining room with 18 covers, a guest lounge, and private garden.

Having purchased the business four years ago, the Sand's are selling in order to relocate closer to their family.

Lesley Watmough of Fleurets is marketing the property and commented, “Turnover is very healthy at £120k including tax for the 9 and a half months traded. However, a new operator could increase the trading season.

Martine Sands added, “We have chosen to operate the Promenâd Hotel as a bed & breakfast only lifestyle business, however there certainly is opportunity to build on this.”
