RedCat snaps up first new venue in three years

RedCat Hospitality has made its first pub acquisition in nearly three years, marking a return to its growth strategy.

The group has acquired the Warwick Arms Hotel, a 40-room property near Warwick Castle dating back to the 1600s, tapping into the thriving pubs-with-rooms market.

The property will join the Coaching Inn Group, a collection of 35 historic hotels acquired by RedCat in 2021.

RedCat’s latest purchase is its first since August 2022, following a 12-month period of transition during which its 10-site leased division went into administration.

The group was established in 2021 by former Greene King boss Rooney Anand, with backing from US investment firm Oaktree Capital Management, to tap into the surge of pubs hitting the market after the pandemic.

A £61m refinancing deal was secured last summer to stabilise the group, which now plans to invest up to £12m into its estate this year.

RedCat is thought to have explored a £90m deal to buy Greene King’s Venture Hotels arm, but the acquisition did not progress.
